

PINE - ORANGE, CA
The project at Pine was a unique blend of renovation and new construction, combining the update of an existing home with the addition of new living space. In addition to renovating the front house, we expanded the existing garage and converted it into a fully functional ADU. The ADU plans were already approved at the time of purchase, allowing us to move directly into construction. Building the ADU took approximately nine months, while renovation of the front house happened simultaneously. Located within the historic district of Orange, the project demanded a thoughtful approach that respected the character and expectations of the neighborhood. We leaned into that context by designing a Craftsman farmhouse that felt both timeless and refined. In both residences, careful planning was essential to maximize limited square footage and create layouts that felt open and efficient. Although the front house measured just under 1,400 square feet, strategic decisions—such as opening the kitchen to the living room and connecting the primary bedroom to its bath and walk-in closet—made the home feel significantly larger.
